Sharon resides in Israel and Yam lives in New York City. The Property

Out of the many options across the U.S., Sharon and Yam were deliberate in setting their criteria. They wanted a market with:

Sharon and Yam were clear on their investment focus: multi-family rental properties with strong cash flow. “Stable cash flow is the foundation of our investment strategy. We focus on multi-family properties that generate reliable income from the start and help us build strong long-term equity as our portfolio grows,” Yam explained. The search wasn’t without its challenges. The duo evaluated several markets, including Indianapolis, Indiana where they had separately invested in the past. While it offered opportunities, the market ultimately didn’t align with their broader investment objectives.

The Challenge

An all-too-common impersonal lending experience

Financing can make or break a deal in real estate. High interest rates, hidden fees, or inflexible terms can quickly eat into a property’s ROI, turning what looks like a strong investment on paper into a less profitable one in practice.

Finding the right lender proved to be a bigger challenge than Sharon and Yam anticipated. They quickly realized that many options didn’t fit their needs, and several specific issues kept surfacing:

  • Expensive financing options: Hard money and private lenders were available, but they came with high interest rates and were typically structured as short-term loans. Since Sharon and Yam focus on buying properties that are already rent-ready and priced below market value, meaning these properties don’t require immediate rehab or forced appreciation. Since they plan to complete rehab later to increase the property’s value before refinancing, these short-term, high-cost financing options did not align with their strategy or long-term goals.
  • Lack of transparency with lenders: Nothing matters more to Sharon and Yam than operating with complete transparency. Brokers can help shop rates, but when working through them, “you don’t even know who the lender really is,” Yam noted, making it difficult to build the trust they needed. They wanted a direct relationship with a lender who could match the confidence and reliability of their local Milwaukee team.
  • Disorganized processes: Many lenders relied on multiple emails, scattered documents, and manual workflows. This created confusion, involved hours of effort, and made it difficult to track progress across deals.
