Is Waltz available in my country?

Our services are available to clients from all countries except those on the restricted list below. We have already assisted clients from Portugal, Colombia, Chile, and Israel - and the list keeps expanding.

What is the typical duration of the process with Waltz?

Do I need a US credit score to secure a mortgage with Waltz?

Not at all! Our services are designed specifically for international investors like yourself. We consider the financial history in your home country to be important, so since you don't have a US credit score, we determine your eligibility based on your financial history, no matter where you call home.

Do I need a Social Security Number (SSN) to purchase an LLC?

Not at all! We like keeping things simple. Instead of an SSN, we just need your government-issued ID, which we verify through two quick steps - a screenshot and a selfie. Once you are verified, you will be able to purchase Waltz's Investor Kit within minutes, which includes an LLC with an Employer Identification Number (EIN).

What information is required to determine my eligibility for Waltz Financing?

When assessing financing options, Waltz verifies the eligibility of the property you intend to purchase, as well as information about you as a borrower. Therefore, you will need to provide documentation to verify your citizenship and demonstrate your financial capacity, and you'll be all set!

What paperwork and documents will I have to provide if I am interested in a loan or refinance?

Each country requires a different set of documents, but don't worry. Once you're on board, we'll walk you through what you need and when. Typically, we'll ask for documents like Financial Statements, Bank Statements, income source information, and other relevant paperwork to comprehensively understand your financial situation.

Waltz exclusively offers financing solutions for residential properties intended for rental purposes, particularly for business entities such as Limited Liability Companies (LLCs).

What are the loan terms?

Waltz offers a range of loan terms, including 30-year fixed rates, 5/1 & 7/1 adjustable rate loans, 10/1 adjustable rate loans, 5/1 & 7/1 interest-only adjustable rate loans, and even an interest-only 40-year fixed-rate (subject to due diligence and other considerations).

Does Waltz offer refinancing services?

Absolutely! We provide refinancing up to 70% LTV (Loan-to-Value)*. We invite you to learn more about the different refinancing options: rate-and-term refinance and cash-out refinance.

Which types of assets qualify for a loan?

Is Waltz a Bank?

Waltz is a Financial Technology company that offers foreign investors US-bank accounts, loan services, and currency exchange abilities. These services are specifically designed for residential properties intended for rental purposes within the US.

Why should I open a US bank account with Waltz?

Having a U.S. bank account through Waltz can make managing financial transactions related to your property investment more convenient. Say goodbye to hassles when depositing rental income, paying property expenses (like management fees, taxes, and maintenance costs), and converting to/from U.S. dollars. Avoid those high currency conversion fees and experience seamless handling of all your property-related financial transactions, all in one place.

Is my money safe with Waltz?

Your financial security is of utmost importance to us. Banking services on the Waltz platform are provided by Regent Bank, Member FDIC. Approved deposit accounts are FDIC insured up to $250,000 through Regent Bank.

What are FDIC Insured accounts?

FDIC insured accounts are a reliable way to safeguard your money. With the Federal Deposit Insurance Corporation (FDIC) as your shield, you can rest easy knowing that your funds are protected. Even if a member bank fails, the FDIC ensures that you won't lose your money. Waltz accounts are insured up to $250,000 per depositor, per insured bank, for each account ownership category. It's a remarkable safety measure that brings peace of mind and security to your finances.

Where can I purchase properties with Waltz?

Waltz currently provides property loans in the following states:

Can I bring my own realtor to work with Waltz? Are they required to be part of the Waltz Partners?

We love working with new Partners! They don't have to be affiliated with our current Waltz Partners network, so you are free to bring your own Realtor. Rest assured, we'll collaborate closely with them, ensuring they have seamless access to everything they need throughout the entire process.

Why do I need an LLC and an EIN?

We highly recommend setting up a Limited Liability Company (LLC) and obtaining an Employer Identification Number (EIN) for the following crucial reasons:
- An LLC provides personal liability protection, tax advantages, and more.
- An EIN is an absolute must, especially for non-US citizens, as it serves as your business's tax identification number.
- It opens doors for you to establish an LLC, a US business bank account, file taxes, and handle financial transactions related to your property.

Does Waltz handle arranging the appraisal, title, and inspection for me?

Can Waltz also assist me in finding a tenant for my property?

After you complete the purchase of your new US property, Waltz will help connect you with a Property Management company in your property's area.
