I see what the numbers tell me and act accordingly,” she explained. In just two years, Adva has completed eight deals across the U.S. Compared to her native country of Israel, where high property prices make it difficult to scale quickly, the U.S. offered opportunities to scale. “How can I reverse engineer my life to spend more time with my kids, have a flexible schedule, and increase my income potential?” was the question Adva found herself asking. She loved her work as a special education teacher, but wanted a field where she could be fully independent and grow her income significantly. So, she set off on a quest to find a career that did and landed on becoming a full-time real estate investor.
She thought of real estate because her mom recommended buying houses. “I bought my first property in Israel before I was 30 and wanted to scale to do it more. That’s when I learned about the options available across the U.S,” Adva recalled. With this in mind, she found a mentor through a Facebook group and joined one of his webinars. There, she learned how he had helped Israeli investors collaborate, share knowledge, and break into U.S. real estate. Motivated by their success, she chose Jacksonville, Florida for her first deal and jumped in headfirst.
Today, she invests in Cleveland, Ohio, and Huntsville, Alabama where she’s built a strong network and continues to find exciting opportunities.
Adva had her eye on Cleveland, Ohio with the main reason being cash flow. The numbers made sense, the rents were steady, and the market aligned perfectly with her investment criteria. So when she found the right single-family property, she wanted to move decisively.
The property Adva found was a fixer-upper. Drawing on her previous flipping experience, she decided to combine the best elements of flipping and buy-and-hold investing by using the BRRRR (buy, rehab, rent, refinance, repeat) strategy. She started by paying all-cash. Once the rehab was complete, she found a tenant and stabilized the property. The next step was crucial: refinancing.
Adva completed a cash-out refinance with Waltz. This allowed her to pull out a portion of the property’s equity while taking on a new mortgage for the remaining balance. With cash in hand, she was ready to repeat the process. Her next BRRRR project took her to Huntsville, Alabama.
